We first spoke with Balazs and his partner, Anita, in mid-February 2026.
From day one, they knew exactly what they wanted — and interestingly, they ended up buying for exactly the amount they told us at the very beginning. 🙂
We started the process straight away. After a relatively short property hunt, we submitted their mortgage application at the end of April, and by early May the mortgage offer was already issued.
When everything lines up perfectly, our job becomes much easier too.
And then came the usual part…
Summer arrived. Solicitors got involved. Holidays started. Replies slowed down. Emails went unanswered. Basically, the usual property-buying experience.
In the end, after a lot of waiting, frustration and uncertainty, they finally received the keys in mid-September.
Nearly 19 weeks of waiting — despite there being no leasehold and no chain involved.
Unfortunately, delays have always been part of buying a property and probably always will be. Sometimes, no matter how straightforward a case looks on paper, things simply take longer than expected.
One thing I found quite interesting is that during the process Balazs and I exchanged 121 emails.
And many of those emails had nothing to do with mortgage rates or paperwork. Sometimes they were simply about keeping their spirits up, explaining what was happening and helping them stay patient through such a long process.
People often ask: “What does a mortgage broker actually do every day?”
Well… this is a big part of it.
