Tamas and Timea’s story is such a great reminder of how even one small piece of wrong advice can turn an already complicated home-buying process into quite an adventure! As with all our cases, we started by checking the source of their deposit. Everything looked simple at first — the money came from the sale of a property in Hungary, which is something we see quite often with our clients. But here’s where things got interesting. Timea, being thoughtful and careful, decided to check with her UK bank about the best way to move the money to her UK account. Unfortunately, the advice she received couldn’t have been worse — she was told to withdraw all the money in cash and physically bring it to the UK to deposit it here. Trusting the advice she received, she did exactly that — withdrawing the amount in smaller instalments because of ATM limits and bringing it over safely. But once money is withdrawn as cash, it becomes nearly impossible to trace. So, when she tried to deposit it in the UK, we suddenly had a huge problem proving where the funds came from. It took a lot of time, effort, and teamwork to get everything accepted, but we didn’t give up. After a lot of back and forth, we finally managed to get approval and move forward. The big lesson here — and something we always tell our clients — is this: before doing anything related to a property purchase, always speak to us first! We’ll guide you on exactly what to do and what to avoid, so you can save time and unnecessary stress. Of course, the rest of the purchase had its own little hiccups too, but nothing compared to this early challenge. In total, we exchanged 85 emails and a handful (a lot) of Messenger messages to complete their mortgage and protection applications. The whole process took just over six months — not too short, not too long, but definitely memorable!
