Attila and Helga originally only wanted to move into a bigger house. They already had their own home in England with a mortgage, and the plan seemed simple: sell the current one and buy the new one. It would have been a completely ordinary story — but in the end it took a much more interesting direction.

Together we thought through what would happen if they did not sell the current house. We helped to restructure the existing mortgage into a buy-to-let arrangement, organise the release of equity (capital), and from this the deposit required for the new property and the additional stamp duty were also covered. (In professional terms this is called a remortgage with capital raising.) In other words, alongside moving home they also kept the first property, which they now rent out.

In the background this required serious organisation. We worked with two banks at the same time, the remortgage and the new purchase were running in parallel, the solicitors were continuously asking questions regarding both transactions, and every step had to be timed precisely. We coordinated the entire process throughout, liaised with the banks and the solicitors, helped interpret the letters and the next steps, so that everything came together properly.

At the beginning the process seemed complicated, but by the end Attila and Helga were handling everything with full confidence and professionalism right up to the handover of the keys.

The end result? They moved into a new home, kept the first property for rental, and at the same time made a financial move that provides them with a stable foundation in the long term. This is the point where a simple move becomes a real step forward.
