Attila and Alexandra contacted us on August 2025 because they wanted to buy a property. That in itself was not surprising at all – we receive many similar enquiries 😊

What was more unusual, however, was that we had not spoken before, we did not know anything about their circumstances, and by the time they contacted us they had already found a property and their offer had been accepted.

This is one of the most challenging situations in our work: when clients get in touch only after everything is already in motion, without the opportunity for an initial consultation. That initial stage is normally where we review their circumstances in detail, look at income and outgoings, assess affordability, and properly prepare together for what lies ahead.

Of course, this was nobody’s fault. As first-time buyers, they could not be expected to know the full process of buying a property, and that is completely understandable.

Back to the story.

The estate agency accepted their offer because Attila and Alexandra had obtained a Mortgage in Principle from their own bank. This is a very common and logical first step, but it does not involve a full financial assessment – no detailed income checks, ID verification, or deposit evidence at that stage.

Speaking of the deposit: as discussed in previous similar cases, the deposit must always be evidenced. This was no different here. Cash can often cause difficulties because its source is extremely hard to prove, especially when it comes from wedding gifts. While wedding money is completely legitimate, it is unfortunately very difficult to use for a property purchase.

This was not an issue in the end, as we structured things so that the wedding cash was excluded from the purchase, and only UK-based savings were used as the deposit.

Once these points were clarified and smoothed out, the case progressed quickly. By early September the mortgage offer was issued, and at the beginning of December they received the keys to their beautiful new home – all before Christmas. There really is nothing better than spending the holidays in your own home, unpacked, instead of in a rented property.

Huge congratulations to both of them for their hard work, but especially for their attitude throughout the process. Whenever we requested anything, they responded almost immediately. Instead of questioning why something was needed – which would have been understandable – their response was always: “Okay, how can we help?

This mindset is exactly what helps someone get to their own home.
